Yes, a PIO cardholder can buy property in India, but they must fulfil one condition. The partner of the PIO cardholder should also have a PIO card, and one of them should have an NRE account with another foreign passport holder.

If you are an NRI, PIO, or OCI, you have the permission to buy or sell any commercial or residential property in India. The purchaser and the seller can also be an Indian resident or an NRI, PIO, or OCI. However, in the case of a farmhouse or agricultural land, the purchaser cannot be a foreign citizen of Indian origin. These properties can only be sold to Indian citizens.

To my understanding, to purchase property in India, we require a valid document that demonstrates our Indian residency. Only Indian citizens, NRIs, OCIs, and PIO cardholders can buy property in India in their personal names.

Yes, certainly, People of India Origin (PIO) cardholders have the right to buy commercial and residential property in India. However, they do not have the permission to purchase any type of plantation property in the country, such as agricultural land or a farmhouse.
